Many years ago - back before the building boom really got going - I chose to focus on working with builders in a small area of Atlanta. I had been in the development business for over 20 years and knew tons of builders and loads about selecting lots, etc. When I approached my brokers about the idea, they responded, "Greg, why can't you just do what everyone else does?" So I left and started a specialty firm - did $32 million my first year out. Then, in 2009, the new construction market died and I had to identify a new specialty. My advice? I believe specialization is the way to go - just don't specialize yourself out of a career.
