When I teach Facebook classes, I tell people not to think about FB as LEAD GENERATION, but instead to think of it as another arm to your CRM. FB is not about getting new leads, but nurturing your sphere of influence and staying TOP OF MIND. That way, when they are ready to buy or sell or have someone ask them about it, YOU are the agent that comes to mind. It is hard to pinpoint that deal specifically came "because of Facebook" because you already know these people. You probably see them on a semi-regular basis and have dinner/lunch/drinks with them on occasion. Facebook is the ultimate 365-touch program because you can stay in front of your sphere and Top of Mind 365 days a year.

Robert and Stanley - You are exactly correct. Facebook has been huge for me. People I worked with 5+ years ago are giving me a call to see homes. I haven't seen these people in years. Why are they calling me? Because I'm top of mind through Facebook.

I won't pay a flat penny for online leads.

Sam let me be me. I'm not a bad guy. And if you don't think I work with ballers you are wrong my friend :) It's just that I also have a lot of fun and see the value in "regular" agents too. The more agents that know and like me, the more pull I have with big companies. But if I were malicious in my intent I would have flopped a long time ago.

I just got back from Inman. This website was mentioned. The owner said that they found people only came to their website to search property so they pretty much eliminated everything else. http://www.hawaiilife.com/
