I guess I should have been more specific. All of my video recipients are opt in. I send out a weekly video about the foreclosure auction, what is going to sale, my opinion of the property and whether I think it is a deal or not. I am the only agent in our board, that I am aware of, willing to share my opinion. Incentives we have used include VIP access to property info in advance of the general mailing, iPad giveaways for people who sign agency with us etc. The point I think some of you are missing is nobody gets you via printed text. Email is great but they don't get inflection and tone if they don't see and hear you. My open rate has been 80%+ What is yours on standard email? You need to provide info people want...you get to choose the medium.
We are using HighRise and BaseCamp. Ixact had some nice features, but not great if you are a team. Dan's product is great on the lead side, but as he said no transaction management. Looking to lay Contactually over the top.
I completely understand and feel it's my responsibility to represent you in the proper manner. WIth my years of experience in real estate and this area I'd be doing you a disservice if I let anyone else list your home. Here's what I'd like to propose to you mr and mrs seller, i'll list your home for what you feel is the right # of $550k. During the showings and home tours that I will setup for your home, I will be surveying the agents with multiple questions, one of them being "did you find the price to be commensurate with the fair market value of the home?" After 30 days, I'd like to sit down with you again and go over all the feedback. IF at that time, we have no offers and the feedback is stating that we are priced too high and out of the market, I'd like to know that you'll be open at that time to reduce the price. If your in agreement, i've drawn up the the listing paperwork here on my iPad and i'll enter in the $550k price, go ahead and sign here and I'll move forward on the checklist of items I presented in my listing presentation.
