I just fired a buyer... after 100+ homes over the time span of a year-- I really feel like a huge weight's been lifted off my shoulders, but I'm also feeling some guilt or remorse too- as in MAYBE the next time we went out, they'd find "IT".... tell me I'll be better in the morning... ;-)
I'm not seeing a lot of multiple offers in my area either-- with the exception of the lower end, investor market. I'm actually happy that we haven't started the bidding wars and waiving contingencies like I'm hearing about in other markets. I'm also only going back 3 months with comps, since we do seem to be changing to a sellers' market. Interesting question!
Give it your best professional shot... but then, make a business decision folks... there are some who we can't / won't please NO MATTER what we do, say, or provide! I call them the Psychic Vampires! Release them, get out of their way... run! We are paid for success... not effort! Let them be unhappy with themselves... not you! You deserve better... and so does your family! The only reason I'm allowed to be away from my wife or kids, is to "bring home the bacon!" ... That was my mantra (and still is) ... put things in perspective and only work with "profit centers" who are willing to work exclusively with you.. and are willing to make that commitment! Just say'n ... ( :
