San Francisco Bay Area - particularly the East Bay - is leading the nation in scarcity of inventory. Early 2012 was down 60% from the year prior, and it hasn't improved yet.

An agent on the other side of the transaction from me once reduced a referral fee from $3,000 to $100 because of poorly-chosen words. Oops.

If they leave a phone number, that's an engraved invitation to call them - NOW. No phone, send personalized email - NOW. Follow up every 2 - 3 weeks. We leave them in the system forever, unless they opt out. We've had internet leads surface more than three years after initially registering.

In this market here, there is no next day.

I agree 100% with Sean's comments. If they don't want to work with me I understand. I want only the "ready, willing, able & right now buyers/sellers" and the counseling session allows me to weed out the Psychic Vampires before they create stress and drain me! It's a critical part of my "process" ...
