When there is a question about ethical or lawful practice of real estate, many suggest asking the broker. My question, why do you think the broker is smarter or more competent than you? When you ask the your broker, do you cover your a$$ by asking for the answer in writing?

Missy - I get a compatibility warning when I use Chrome or Safari. Now, I never ventured past the warning, usually just shut down and restart using Mozilla. I guess I should've been more specific in my comment.
Tammy - I agree with that. Waiver of mortgage contingency is a helluva thing to drop on buyers after they've invested $$$ towards the purchase. I am convinced that I would never buy a house in NY because of the ass-backwards way things are done.
