Like most things in life... With great responsibility comes great responsibility. I would hope if there is a shortfall that it is temporary with a detailed plan of A. How to fix it and B. how to prevent it from happening again.

I run my business this way - treat people the way I want myself, my mother/brother/sister/any human, to be treated which typically extends above and beyond what I am *required* by law to provide. Platinum rule is one of the most simple concepts and easy to practice. Does everyone do more than their bare minimum? No, most do not but that's ok if they are satisfied with that. There is a reason a large majority of my business is referral.

We are taking out the word "offer" from our vernacular altogether. Offer tends to signify it is a game. Because of the shift to a buyers' market " throw them an offer" changes the negotiation altogether. "Agree to purchase" puts it in a different context to both buyer and seller. If you want to get buyers committed to a property, changing the language can change the perspective. Likewise with a seller, saying that a buyer has agreed to purchase their home and complete the transaction within 30 days, changes the meaning for them.

Oops, missed that buyer's market. Who knows when the next one will occur.
