I sold a house to a buyer in the winter and the seller had a clause saying they could come back in the spring and take the apple tree out of the yard (it was only a few feet tall). They planted it when their baby was born and wanted to bring it to their new home. We understood. It was really sweet. :)
FIVE Days? Seriously? I get the banks playing this game (Not really), but regular sellers too? Im in a similar situation right now waiting on H&B and we have to decide on their back up house by Tuesday. And if they sent their H&B, then tell the agent they already received it (Unless you client really wants the house and are willing to go with that price....) whoever gets the signed contract back first WINS!!! If they are countering multiple, they might be in a pickle if they accept more than one offer without that disclosure in it.
