I sold a house to a buyer in the winter and the seller had a clause saying they could come back in the spring and take the apple tree out of the yard (it was only a few feet tall). They planted it when their baby was born and wanted to bring it to their new home. We understood. It was really sweet. :)
You let him try his price for two weekends, TOPS. If there is no interest, make him reduce to your price. Obviously, get this in writing from the get go. Tell him if he's priced too high for too long, he will end up chasing the market.
