So, I have bitterly divorced couple, court has ordered to liquidate assets, I have been referred by another agent to represent the couple to sell multiple Real Estate assets. I met with the wife yesterday, the husband today. Property in question today is a Commercial Medical Building with the husband, a doctor, ran his practice from. He was demanding that we list the property at his hypothetical price. As I discussed with him the value of his building, based on several comparables, in the area, he was set on this imaginary price. That is where the FUN began!
Me: Sir, with all do respect, I am going to ask you something that I would like you to answer me honestly. Would you let me take you in that medical room right there and let me perform an in depth medical procedure on you right now?
Mr. Seller: Well, if you were properly trained and had experience, sure.
Me: No Sir, I mean with no training, no experience, today...right now.
Mr. Seller: Well, NO!!
Me: Well Sir, I respect that, and I do understand that I am not suited, nor do I have the training or experience to perform any type of medical procedure on you. Now Sir, I need you to respect me right now as a professional, and understand that you do not have the training or expertise to determine the price of your building. I have provided you with all the data and market analysis to adequately show you where the value of your building is in today's market.
BOOOM!!!
I walked out with a signed listing agreement at 19% under what he said his minimum list price would be, with a full 10% commercial listing for 12 months.

I have tried many of the websites and CRM options on the market. Upon signing up, most are easy to get up and going, but that is where it ENDS. Most are cookie cutter sites, many of which you do not own, and if you have a question, feel free to call a 1-800# and talk to someone at tech support, only to find out that what I was wanting is not possible. I am currently with Tribus, and very happy. Not only have they been accommodating to my needs and schedule, the support has exceeded my expectations! I have a designated support person who ROCKS and is super responsive to my website & CRM needs. As a matter of fact, just today, prior to posting this, I have had 3 interactions with my support person. In addition, Eric is very active in these forums in a professional manner. Not only assisting us as agents, not I.T. professionals, but also having an ear to the ground to what our needs are, thus consistently providing a better product.
Eric, I hate that someone was so incompetent in about their product that they had to not only bash your product, but to go even further and lie. Those are the kind of people that pay people to give them fake reviews! I am a client of Tribus, and have used other website venders, CRM's, etc...and am not only happy with the product, but excessively happy with the customer service. I have never felt like a number, but a business partner! A friend! First name basis! Love what you do Eric! Thank you
