I think before you try to win the battle you need to look at winning the war. The war will be.won based on motivation. I would go back in and probe for that. What's their deadline What's driving the deadline What's plan B if your plan A does not work? On a scale of 1 to 10 where is your desire to sell. I need to know desire, motivation and pain points to work them into reality, know I can get price reduction in a reasonable time.
I have bought 17 properties in the last 5 months. I am buying in AZ currently but looking at Atlanta as well. Focusing on cash flow only...formula is minimum15% cash on cash after all cost and expenses. If it is not at that level not interested. The home and plexes pencil now is why I am doing it. I sat on the sidelines during the boom because the numbers made no sense. I don't factor in appreciation only cash flow in my decisions. I am paying on average $42 to $48 a square foot and only buying homes and plexes 2003 or newer. Using cash and self directed retirement funds. I have found a source that will loan against retirement funds at a nice rate to further leverage, now going back and refinancing some of the properties.
Lots of systems out there...problem is not technology solution in lead generation. If the skills, scripts and strategies are not dialed conversion will be low. It doesn't matter if you have Boomtown, Kunversion, Tiger, Zurple or anything else.
