How about an inspection at time of listing, should eliminate many of the surprises. Doesn't mean your sellers will have the money or do the repairs, but saves time and gives you something to negotiate to.

iPad in keynote. Took common objections I have and my marketing plan and put them in a tidy presentation. My final proposition is about communication and my checklist that I have for them online (used to be a plug in on my website and now it is Evernote).
because the stock PDF viewer on iOS device can't show annotations unless the PDF is flattened. sounds like the sender may have typed in the information using a PDF annotation app but forgot to flatten the file before sending.
