Michael, I agree that a real estate professional is more equipped to assist sellers as to the market conditions and for providing a good CMA. However, we have some agents in our market who heavily urge people to get an appraisal. I don't have a number as to how common it is, but it has often hurt the seller when negotiations start because he/she has unrealistic expectations from the appraisal.
I agree with Greg. When I'm sending listings to a client or they call to ask questions, it is embarrassing to the listing agent and the profession in general when there are no pictures, to few, or poor quality to give them an idea of what the property is like. I have found that many in our MLS that don't have quality photos let alone videos, are the ones that have been in the industry the longest.

I watched a listing just like the one you describe. it was on the market for 3 years listed by various agents . . but never by me and it has not sold yet. Currently off the market until spring. sellers are willing to wait until they get their asking price which is currently about 100K above the value... I should add that the seller asked me to list it several times. I told him I would be happy to but at X$$'s.
